As per the recent article in the Cyprus Mail; “No law to govern fire safety of building”
The warning was issued at the House Interior committee on Thursday 28th November 2024 as MP’s began discussing a bill to regulate jointly owned buildings to “end the absolute anarchy that prevails”.
We would highly recommend that all complexes should seriously consider their management and committee set up.



Our company strives to help the owners of a jointly owned building to keep it in a harmonious & pristine condition and keep the costs low whilst still providing excellent services both to the complex and individual owners.
All of our staff are experienced in various areas of complex and property management and we ensure all of the contractors we use provide excellent service and are fully registered and qualified in their trades.

What we offer;

1). Calculation and presentation of annual budget which is then split between each owner, based on the ratio of ownership. We encourage owners to set up a contingency fund, for unforseen repairs and expenses in a year.
2.) Issuing of invoices to all owners, based on the annual budget.
3.) Collection of annual communal charges from all owners, whether quarterly or annual payments.
4.) An Escrow account is opened in the name of the complex for all owners’ money to be paid into and all expenses to be paid from. We monitor all activity and report to the owners committee on a regular basis.
5.) Payment of all utility bills directly from the complex account and providing updates each time.
6.) Arranging competitive insurance for the complex through our vast network of agents.
7.) Providing clear and precise accounts to the committee, and full transparency to all owners regarding the finances.
8.) Annual Servicing and Bi-annual auditing of lifts.
9.) Inspections of the grounds and the communal areas.
10.) Attending AGM’s
11.) Arranging pool maintenance to be carried out by professional and qualified companies, including regular bacteriological water tests and analysis.
12.) Arranging all plumbing, electrical, maintenance works, when required, by qualified tradespersons.
13.) Arranging cleaning of high standards, on a regular basis, of all areas of the complex and buildings.
14.) Arranging all gardening needs on a regular basis.
15.) Arrange monthly maintenance of bio plants.
16.) Arrange communal pest control twice a year.

What the complex owners need to do;
a.) Formulate a committee of at least 2 or 3 different owners. If there is no committee, we can assist and guide you in the setting up of meetings and voting in a committee.
b.) The committee, together with the chairman, will need to create a code of conduct for the complex, to be handed out to all owners.
c.) The committee, together with the administration & management company, will revise the budget and approve it to be put forward to the rest of the owners.

You will need to provide us with the following;
The names and contact details of all owners.
The size of each individual property.
Details of the complex including number of properties.
Location of all utility meters.
Current insurance details.
Current contractors used on the complex.
Accounts, showing balance and all bills paid.
Any debts pending.
